Last week I did some exciting scuba diving in the Bahamas.
The dive sites were the locations where they filmed James Bond’s “Thunderball” and “Never Say Never Again”.
The wrecks there were part of the underwater action sequences and they were still in reasonable condition given how long they’ve been there.
I had a word with the dive master to tell him I wanted to penetrate the wrecks and go inside them.
I produced my Certification Cards and discussed my qualifications and experience as both a Wreck Diver and a Cave Diver.
I needed to let him know this wasn’t my first underwater rodeo.
And I needed to prove that I indeed know what I’m doing in a potentially difficult environment.
“Okay, you can go,” he said, “but no one else is allowed in as they aren’t qualified.”
Fine by me.
I eliminated any competition and would be happily alone.
Another diver said to me that he wished he could go too, but he didn’t have the training.
As I entered a hole in the hull of the first wreck, waited for my eyes to adjust to the darkness, and then swam up an old staircase into what was once the captain’s cabin, I thought about how it is the same with real estate investors.
Those with the right training do more.
They get more opportunities.
They get more deals.
Because they know what they are doing.
And how to do it right.
1. Proper and consistent marketing blows their competition out of the water.
2. Correctly negotiating with the seller gets them to trust you and want to do business with ONLY you.
3. Knowing which contracts to use and what pitfalls to watch out for keeps their deals on track and ensures they Get Paid.

And it’s how a well-trained scuba diver ensures they get the best dive adventures safely.
