Why being a miserable failure is cool

When I first started real estate investing, I thought I wanted rentals.

I dreamt of the cashflow.

I imagined what it would be like to have money coming in every month just from my properties.

It was a good dream, but I didn’t have any experience.

— I had no clue how to handle a rental.
— No clue of what could go wrong.
— And no clue how to fix it all if it fell apart on me.

So I got burned badly.

My first deal almost knocked me out of the business for good.

My sister and I bought a 6-unit building in New York City that was full of “professional tenants”.

You know, the kind who don’t pay their rent, and they know how to play the system so you can’t even get a court of law to make them pay. (and that was long BEFORE federal eviction protection…)

And winter was coming, and the heating oil bill was looming.

Half the tenants complained they were cold and turned up the heat, and the other half said they were hot, so they opened the windows and let all my expensively precious heat escape.

It wasn’t long before I was in trouble.

Serious trouble.

Of the most dire financial kind.

We made every mistake in the book because we weren’t following a system and didn’t have a clue what we were doing.

Had I known Nick Sidoti then, or even just known of him and what he teaches, I could have saved myself a ton of pain, heartache, and money.

If I had known how to implement systems that protect landlords, I could have saved myself a lot of grief.

Hindsight is indeed 20-20.

If only I had known then what I know now.
(Sound familiar?)

You don’t have to make the same mistakes I did.

You can learn the right way to do things from the start.

And if you already own rentals, then you can learn ways of improving your business and your processes, which will massively improve your bottom-line and your lifestyle. Even with all the non-payment craziness happening these days!
