Who wins in a fight: “transients” or “tenants”?

As landlords, we generally want 2 things:

#1 — Steady passive income
#2 — Minimal headaches

Along came AirBNB and made it seem like renting out a property for just a few days at a time was a great option, as it massively cranked up the cashflow.

Sure, there was increased wear-and-tear, and non-stop cleaning after each transient guest moved in and then out quickly, but it seemed worth it.

But then the local city and county governments started getting involved, and they put the kibosh on using AirBNB for quick-turn rentals unless it was in your personal residence.

So basically you are stuck only being able to AirBNB your own basement or an extra room in your own house.

Not exactly my idea of a good time.

But there’s a beautiful way to avoid the hassle AND be fully compliant with local laws and ordinances.

Enter Al Williamson and his AirBNB for Landlords model.

The thing is that these ordinances are for “transients” — guests staying for 30 days and less.

A month-to-month lease agreement solves all of this most of the time. It makes the occupant into “tenant” instead of a “transient”.
