When things are good, lots of people stream in to take advantage of it.
It gets lots of hype and focus.
Stories of massive success are everywhere.
When things then change to bad, these same people scatter like rats from a sinking ship.
Now that I’ve been in the game for 20-plus years — about 2 full market cycles worth — I spot the grifters pretty easy.
And it’s the same in the real estate coaching business too.
* Things are hot, the grifters flood in.
* Things cool off, they run to the next big thing.
(Teaching Facebook, Instagram, Crypto, TikTok (seriously?), etc.)
Usually they are charismatic top-notch salesmen that could easily sell the proverbial snow to Eskimos.
Operationally they’re not so good.
But why bother to build an operation when you are already planning to move on to the next grift?
Do they get any results?
Yes.
It follows the broken-clock theory of being right twice a day no matter what.
And with the myopic focus that they seem naturally born with, these 2 instances per day are all they focus in on.
Look around.
How many programs are out there that have stood the test of time?
How many have disappeared when the grift moved on?
Why tell you this?
1. Because as the market starts to shift again, the grifters will scatter and reassemble again too.
2. There’s much to be learned from inside baseball insights.
And you may start to see it in other parts of life too (look at many of the ‘businesses’ in places like DC…)
What’s hot now?
Or what will stay with you no matter what?
Skip the grift.
I’d rather have something that stays with me no matter what.
You may or may not agree.
If you do, I’d encourage you to focus on marketing and negotiating.
2 super transferable skills.
I teach them as part of wholesaling.
But you’ll use them no matter which exit strategy you choose for a given deal.
Because all deals need to be found, then made.
No matter what cycle of the market we’re in, that part stays.
That’s really what the business is all about.
