Santa’s CrAzY Christmas real estate tip


I know it’s Christmas eve tomorrow and you probably want to go to bed at a decent hour (I do too!) but I HAVE to tell you about this crazy little guy who showed up at my door tonight.

He was short, about 4 feet tall.

He also had weird shoes that curled at the toe.

And even more weird, he had pointy ears.

I asked him who he was and he said he was a messenger from Santa!

Apparently, Santa is getting into real estate investing because he’s concerned about the vacant houses he sees when he’s flying around.

He figures he can flip those houses for a profit during his off-season and then fund even more toy creation at his workshop.  (And he’s concerned about dropping down a scummy old chimney only to find nothing — apparently it isn’t fun…)

So he wanted my advice.

Can you believe that?

So here’s what I told this messenger to tell Santa:

#1. Look for the obvious signs

I told the messenger to tell Santa to get those elves to start taking note of things like broken windows, downspouts not attached to gutters, overgrown grass, mail and newspapers piling up, etc.

#2. Talk to the neighbors

When going to down chimneys and seeing parents of excited children, talk to them about any ‘problem’ houses in their neighborhood. The neighbors always know the scoop. And you’ll be doing them a favor, as fixing up an ugly house on their block raises the value of their own house.

And be sure to ask for their phone number so you can follow-up.

#3. Stop by the courthouse

There’s a ton of information stored there about houses that are in trouble.

He’ll just need to learn how to dig up the right info.

But he doesn’t have to huff and puff and sweat and strain, he can do my 1-day training program instead, that’s fine:

I said to tell Santa this is NOT based on guess work.

It’s based on actually getting in contact with people who need an investor’s help to get out of trouble. The elf thought he’d like that, as it was very much in keeping with the season.

Anyway, so that’s that.

This is the advice I have for Santa.

We’ll see if he listens in 2017.
