One creative strategy that can work really well, especially in the price-inflating markets most of us have now, is Subject-to & Lease Options.
In the most basic sense, Subject-to — aka SUB2 — means taking ownership of the property, but leaving the existing mortgage in place.
That means often you can just step into ownership without needing to get new financing, as you take over — and keep paying on — the old financing.
And with Lease Options, you put a tenant into your property on a rent-to-own basis. Basically like they are buying the house on layaway.
They are tenants and pay rent, but they also have the option to buy it, which they paid you additional for. And since they plan to buy it, they take better care of it.
