It’s actually been happening for almost a year-and-a-half, but now the “news” and public awareness is finally catching up, so everyone knows it’s true and will actually cause the process to accelerate.
What’s that I speak of?
A slowdown or decline in the real estate market.
All the details aside, let’s talk about the one thing that actually matters for us:
IS THIS THE END OF REAL ESTATE INVESTING?
No.
It’s just a change in how we proceed.
Remember, humans have some very basic needs, namely:
* Food
* Clothing
* Shelter
So how lucky for us that we deal with the last one, shelter.
People need housing.
We provide it.
Up market,
Down market,
Soft market,
Sideways market,
Flat market.
I actually welcome the change.
Why?
Because instead of a motivated seller just listing their property and selling it quickly no matter what, they are now more likely to need an investor, as listing on the open market won’t be a quick simple fix anymore.
It also means creative solutions will be back in.
Especially as all those old low-rate mortgages will look VERY good compared to the new high-rate mortgages.
Will you be able to take advantage of the massive amounts made during the shift?
That depends.
If you are usually sitting on the sidelines watching the big game of life play out, then you’ll probably just continue to sit there and watch. And yet another opportunity will pass you by.
All that self-talk you’ve had of “the market isn’t right now, but when it changes I’ll jump in” will prove to be nonsense, as you will have literally watched every type of market pass before you.
Yet you still did nothing.
So perhaps the problem isn’t the market, it’s you.
This can be fixed.
How?
By focusing on the skills needed no matter which direction the market is moving in. Namely:
— FINDING deals
— MAKING deals
— GETTING PAID
Because no matter which exit strategy you choose to match whatever the current market conditions are, you need to do these 3 steps first.
It’s those 3 steps that I’ll be focusing on at my trainings next week in Washington DC.
Yes, I take a wholesaling approach to most of my deals. But that’s because that’s what fits me and my personality type.
You may want to use a different exit strategy.
That’s fine.
You still need to find the deal, make the deal, and get paid. So that’s the part that needs to be focused on.
In many ways, that’s the secret of wholesaling: it gets you good at all the foundational elements. Then you can do whatever you want from there. You aren’t “stuck” or “missing out” on anything else.
This is the time to focus on those 3 foundational elements.
Just look at an economic forecast if you think otherwise.
