How many wholesalers are fighting for, much less even looking for, lots?

There’s always a temptation to just do what everyone else does.

To follow the crowd.

I get it.

But in my experience, the best of pretty much everything is in the opposite direction from where the crowd is going. (Hat tip to Earl Nightingale for first pointing that out to me.)

That means that opportunity is also found away from where the crowds are going in real estate investing.

Case in point: lots.

Vacant lots.

Most places don’t have wholesalers or investors tripping over themselves to buy up every lot.

(yes, waterfront or super popular areas can be an exception)

But we’re not talking about the exception. We’re talking about the normal.

Vacant lots are fairly easy to find.

And if you drop a prefabricated mobile home onto one, you can still pay full retail price for the lot, so you don’t even need to worry about finding or negotiating a deep discount.

If you don’t want to go the mobile home route, then just build traditionally on it.

But use a technique called “Cost-Plus” building and you can simplify everything and come out ahead.
