I was surprised he said this, but when Nick Sidoti AKA Dr. Cashflow explained it, it made sense.
He rents his properties out to 2 specific types of people. I’m going to describe 1 type here, the other I’ll let him do at Traction REIA when he is here live.
One of the types of tenants he has are “special needs” tenants that come from the Veterans Hospital. These are American heroes who served their country proudly and are not fully able to live on their own anymore.
They are well enough to leave the VA hospital through, and they get a regular visit from their social worker who helps place them in your property.
Then the government pays their rent.
And when the government increases their payout, they “force” you to accept a rent increase.
Not bad!
Sounds much better than regular tenants complaining about an annual rent increase.
