I hear this complaint waaaaay too much lately…
People complaining about so-called “wholesalers” who clearly have no clue whatsoever what they are doing.
* Absurdly inaccurate numbers
* Total ignorance of the process
* Properties they personally don’t have under contract (thus they have no legal basis to be marketing it)
* An all-around you-know-what show
Why is this happening?
Because people aren’t getting properly trained, instead they’re just watching a bunch of yahoos on social media videos make it all seem so easy and a quick shortcut to $uccess.
Thus they do ridiculous things like “finding” a “deal” on Zillow and then marketing it up $30K and sending it to their buyers lists.
* They’s never seen the property,
* They don’t have it under contract,
* They have no clue what it really needs,
* They arbitrarily add $30K as a fee,
* and they think just connecting people to Zillow listings is somehow the-name-of-the-game.
Ha! If only…
Now granted, real estate deals can be straightforward sometimes, but generally there are a lot of moving parts.
And they are NEVER as simple and fast as rookies think they will be (and as the online “experts” try to tell you they are).
I’ll say this:
* If you could have done it on your own, you would have done it already.
* If all that random free information floating around on the internet could have done it for you, you would have done it already.
* If all those not-quite-specific enough videos all over social media of some “guru” with a Ferrari in the garage, but nothing in the fridge in a rented mansion could have done it for you, you would have done it already.
